Investor Borrowing Surges: Why Now Is the Time to Review Your Portfolio

Investor borrowing is back in a big way. The latest Australian Bureau of Statistics (ABS) figures show that investors made up 37.7% of all new home loans in the June quarter, the strongest level since 2017 and well above the five-year average of 32.7%.

So, what’s driving the surge?

Confidence is returning

After a quieter patch in 2022 and 2023 when interest rates were climbing, three RBA rate cuts this year have turned things around. Repayments are easing, rents are rising, and investors are starting to breathe easier.

And here’s the thing. For investors, lower rates don’t just touch one property. They compound across entire portfolios. That means more cash flow, more confidence and more opportunity to plan the next move.

What’s pushing investors back into the market?

  • Rising rents: stronger rental income is making properties easier to hold.

  • Rate relief: lower repayments are freeing up breathing space across multiple loans.

  • Gearing shifts: many investors are moving from negative into positive territory.

  • Expansion mode: with serviceability improving, doors are opening to borrow more and grow portfolios.

Why it’s time to review your portfolio

Markets have shifted and your portfolio might look very different today than it did six or twelve months ago. Looking at just one loan in isolation won’t cut it. A full review means seeing how everything works together: rates, structures, gearing positions and growth opportunities.

That’s where strategy comes in. At GEN Finance, we don’t just tick boxes on rates. We look at the bigger picture, helping you shape a portfolio that not only works today but sets you up for the future.
